Potential licensees must demonstrate that they have funding available for the territory under consideration. Single unit development will be considered in exceptional circumstances, although WGSG is primarily seeking developers of multi-site operations across a territory rather than one-off locations.
A prospective licensee must provide their own financing and demonstrate the ability to capitalise a project on a financially sound basis.
There is no standard answer to the question "How much will it cost to build a TopGolf Game Centre?". The required investment for new sites and conversions will differ for every individual location due to several variables:
| The size, layout and fit-out of the main building, including the number of covers in the restaurant and the size of the retail outlet. | |
| Local architect, planning and engineering cost conditions. | |
| Ground conditions and landscaping requirements. | |
| Any existing driving range facilities which can be adapted. |
The development costs for a new construction (including outfield, fencing, lighting, quality reception, retail, food and beverage areas, bay structure and fit out, parking, signage, contractors fees etc.) is between ?3m and ?4m based on UK costs. This is a preliminary guide only and is based on a 60 bay Thai TopGolf facility. This includes the cost of the I.D. Ball equipment and installation costs (UK standard).
Costs are based on a main building with space for Reception, food and beverage and golf retail shop up to 10,000sq ft. The square footage required will vary with your building design, with 10,000sq ft being an average size facility.
All costs are based on UK experience.
Conversions of existing driving ranges will require the outfield to be developed with targets, preferably re-surfaced with artificial turf and I.D. Ball System equipment installed in the targets, bays and Reception. The bays and building will need some changes to accommodate the equipment and add TopGolf signage.
The total development cost should be approximately ?1.5m - ?2m based on UK costs. The resulting increase in ball revenue from the introduction of Thai TopGolf should match or exceed the investment returns of a new Centre.
In addition to the capital requirements, development and license fees are payable on each site, along with ongoing royalty and maintenance fees.
WGSG provides a comprehensive training programme to its licensees. This includes hands-on training at a TopGolf facility and workshop training. Once trained, management and operational staff will have a full understanding of how a TopGolf Game Centre functions and be able to operate all elements of the I.D. Ball System; operate the TopGolf Game Centre following outline procedures from cash handling to customer service; and understand the help manuals provided. Maintenance staff will have a clear idea of ball handling procedures, preventative maintenance and routine maintenance.
WGSG believes that as a leisure business one of the key factors relating to the success of the concept is the investment in staff. A first class operational team is therefore essential to the smooth running of a TopGolf Game Centre .
